Location: Just 3 miles from downtown and the convention center, 20 minutes from the Circuit of the Americas, and 1.5 miles to Barton Springs, Zilker park and just two blocks from an entrance to The Barton Creek Greenbelt; You're also only a block or so off of South Lamar and several of Austin's favorite places to eat and drink! Kerbey Lane Cafe, East Side King, The Soup Peddler, Baker's Street Pub, Michi Ramen, Torchy's Tacos...just to name a few.

This property is a duplex. You are renting the back half. The parking area is not shared but the driveway is shared. The garage is not for guest use. There are exterior steps up to the unit from the parking area. The driveway is a little steep so if you have a super low clearance vehicle we recommend going slowly to avoid any potential bottoming out.

Cancellation Policy

CANCELLATION POLICY –
***If you cancel outside 30 days prior to your arrival date, you will receive a 100% refund.
***If you cancel inside 30 days, you will be refunded 50% of the nightly rates and 100% of all taxes and fees.
***If you cancel inside of 15 days prior to your arrival there is no refund.
***In the case we can rebook the days canceled we will refund you based on what the rates we are able to get. (EX: if you booked 2 nights @ $159/night and cancelled last minute and we were able to rebook at $100/night then we would offer you a refund of $200.)
***If booked for SXSW or ACL and you cancel inside of 90 days prior to arrival there is no refund, unless we can rebook.
***3% credit card fees are deducted from refunds on reservations made more than 120 days prior to cancellation.
***UNEXPECTED TRAVEL DELAYS - unfortunately we cannot offer refunds due to last-minute weather or medical related travel delays. We recommend purchasing trip insurance if there are any concerns. If we are able to rebook we will certainly do our best to get you as much money back as possible.

Deposit Policy

SIMPLE PAYMENT POLICY –Rental to be paid in full upon reservation using any major credit card. All bookings are subject to 3% credit card processing fee. You may use Zelle or Venmo to avoid this fee.
Other arrangements considered upon request. Dates are NOT secured until payment is received. CHECK/CASH: if you would like to pay for your rental with check or cash upon arrival, we require a copy of your ID and a credit card upon booking which will be authorized for the full rental amount.

Nikki was a great host! We didn’t get to the property until after dark, and her clear instructions for how to get there and get in were so helpful. She checked in on us just the right amount as well.
With it being a duplex, we were a little concerned about sounds traveling between the 2 units—but we never heard a thing (hopefully our neighbors had the same experience). There are a ton of restaurants and things to do near the house, but we were most happy about the hilly streets and proximity to Barton Greenbelt trail heads.
