Cancellation Policy

CANCELLATION POLICY –
***If you cancel outside 30 days prior to your arrival date, you will receive a 100% refund.
***If you cancel inside 30 days, you will be refunded 50% of the nightly rates and 100% of all taxes and fees.
***If you cancel inside of 15 days prior to your arrival there is no refund.
***In the case we can rebook the days canceled we will refund you based on what the rates we are able to get. (EX: if you booked 2 nights @ $159/night and cancelled last minute and we were able to rebook at $100/night then we would offer you a refund of $200.)
***If booked for SXSW or ACL and you cancel inside of 90 days prior to arrival there is no refund, unless we can rebook.
***3% credit card fees are deducted from refunds on reservations made more than 120 days prior to cancellation.
***UNEXPECTED TRAVEL DELAYS - unfortunately we cannot offer refunds due to last-minute weather or medical related travel delays. We recommend purchasing trip insurance if there are any concerns. If we are able to rebook we will certainly do our best to get you as much money back as possible.

Deposit Policy

SIMPLE PAYMENT POLICY – Rental to be paid in full upon reservation using any major credit card. All bookings are subject to 3% credit card processing fee. You may use Zelle or Venmo to avoid this fee.
Other arrangements considered upon request. Dates are NOT secured until payment is received.
CHECK/CASH: if you would like to pay for your rental with check or cash upon arrival, we require a copy of your ID and a credit card upon booking which will be authorized for the full rental amount.

Location is perfect! Really close to the city but secluded enough to where traffic noise is not an issue at all! Beds are very comfy and has absolutely everything you may need. Felt very at home.

We loved staying at this quaint, lovely tree house. It met and exceeded all of our expectations. The beds were soft and comfortable, the ambience was zen and pristine. The cuckoo clock on the wall was extraordinary and whimsical. Thank you for providing us with an outstanding weekend! We walked every morning around the neighborhood and even made friends with the locals. I always felt safe and will definitely come back to this place again when visiting Austin.

I thoroughly enjoyed my stay at Nikki’s place. Perfect location, and not too far from a bunch of restaurants, coffee, shops, and a short drive to Barton Springs. Plenty of space, clean, well decorated, and excellent communication. I would definitely stay again.
